Once you have been prequalified by a lender, you can consult with a Realtor to help find your dream home. The Realtor will assist in the house hunt, and help present your offer to the seller. Once your offer is accepted, it becomes a ratified contract and you are on your way to homeownership.

Settlement Process :

At Awo Title, we provide a seamless settlement process for every homebuyer. We conduct a title search and title examination on your future home to ensure you are getting marketable title to the property.

Marketable Title : Title to real property that is free from encumbrances, litigation, and other defects and that can readily be sold or mortgaged to a reasonable buyer or mortgagee. It can also be referred to as good title, merchantable title, and sound title.

Home Inspection : An examination of the condition of a home. The home inspector ensures appliances, smoke detectors, heating and cooling systems, electrical system, plumbing, and all other functional systems are in working condition. The home inspector will also review the foundation and roof of the house. It is recommended to conduct a home inspection to ensure there are no hidden defects in the home you are buying.

Termite Inspection : It is important to protect your future investment. Termite control can also protect your home from future infestation.

Real Estate Appraisal : A property valuation or land valuation is the process of developing an opinion of value for the real property you are purchasing. An appraiser provides an expert estimate of the value of the property.

Survey : Provide the boundary lines of the property, rights-of-way, easements, existing improvements, water lines, electric lines, drains, manhole covers, catch basins, and public roads. While a survey is not mandatory, it provides you with a detail description of the land and improvements you are purchasing.

As your settlement agent, we work together with the lender, seller, realtor(s), and applicable vendors to prepare the file for closing. On the closing date, you will be required to bring closing funds and a government issued photo ID to the settlement. Closing funds vary based on the down payment required for your loan, seller’s credit, government transfer taxes, and settlement charges. We will work you through this process to ensure you are fully involved in every step.
